An EICR (Electrical Installation Condition Report) is a formal check of the safety of the fixed wiring in a property. It identifies wear, damage, dangerous work and anything that doesn't meet current standards — so you know your installation is safe and compliant.

Who needs an EICR?

Landlords in England are legally required to have a valid EICR for rented properties and to provide a copy to tenants. Homeowners are strongly advised to have one periodically, especially when buying or selling. Businesses need them to meet health-and-safety duties and to satisfy insurers.

What the report covers

Our engineer inspects and tests your consumer unit, circuits, sockets, switches, earthing and bonding, checking for deterioration, overloading, poor DIY work and shock or fire risks. Each observation is assigned a standard classification code so you know exactly what's urgent and what isn't.

Understanding the codes

  • C1 — Danger present, immediate risk (must be made safe at once)
  • C2 — Potentially dangerous, remedial work required urgently
  • C3 — Improvement recommended, not an immediate risk
  • FI — Further investigation required
  • A 'satisfactory' report means no C1, C2 or FI items

As a general guide, rented properties need one at least every five years or on change of tenancy, owner-occupied homes roughly every ten years, and commercial premises around every five years. Certain environments require more frequent testing. We'll advise based on your property.
